Use of Artificial Intelligence
How we use artificial intelligence in our work
Artificial intelligence mainly helps us prepare texts, visuals and everyday administration. It never replaces a personal assessment of a property, verification of the information we publish, or our responsibility for the services we provide. This page explains which activities we use AI for, where we do not use it, and how we label significantly edited photographs and visualisations.

1. Where we use AI
- Property photos and visualisations: mainly virtual home staging, meaning furniture, furnishings and decorations added into a photo of a real space.
- Texts: preparing a first draft of a property description, an article or a social media post.
- Everyday office work: summarising notes, transcribing recordings, language proofreading and help with wording.
2. Photos and virtual home staging
Virtual home staging is there to help a prospective buyer imagine possible furnishings and future use of the space. It is not a photo of the actual current furnishings, and a visualisation must not hide the technical condition or defects of the property.
- What we edit: we may add furniture, rugs, lighting, decorations and other freely movable items that are not part of the offered property.
- What we do not edit: virtual staging never hides damp, cracks, wear or other defects, and we do not change the layout, room dimensions, window positions, the actual view or any other substantial structural features.
- Labelling: significantly edited photos are labelled directly in the presentation, for example as "Visualisation", "Virtual staging" or another clear description.
- Comparison with reality: we aim to also publish photos of the actual condition so that the visualisation can be compared with reality. Further information about the edits made is available on request.
Routine technical edits that do not change the meaning or content of a photo, such as cropping, levelling the horizon, adjusting brightness or contrast, or removing image noise, are not separately labelled as AI edits.
3. Texts
AI can help create a first draft of a property description, an article or a post. Before publication, however, we check every text, edit it and verify its factual content. We are responsible for the final form and accuracy of the published information, not the AI tool used.
We do not verify factual details about a property, in particular floor areas, layout, technical condition, price and legal status, through AI alone. We rely on available documentation, land registry data, information from the owner and a personal viewing.
4. Where we do not use AI
- Decisions about clients: AI does not decide on its own who we will work with, and it does not assess a client's trustworthiness or creditworthiness without human judgement.
- Chatbot: we currently do not run an AI chatbot on this website. When a visitor writes to us through the contact form, by email or via WhatsApp, a human replies.
- Biometrics and emotion recognition: we do not use emotion recognition or biometric categorisation systems.
5. Protection of personal and confidential data
When using AI tools we take care to protect personal data, confidential information and client privacy. We use AI only as a supporting work tool and always with regard to the nature of the information processed and applicable data protection rules.

6. Legal framework
- Regulation (EU) 2024/1689 of the European Parliament and of the Council on artificial intelligence, as amended. Since 2 August 2026, the transparency obligations under Article 50 of the AI Act apply, among others. They concern in particular the labelling of certain AI generated or significantly manipulated image, audio and video content that could appear authentic, and certain AI generated texts on matters of public interest.
- Act No. 634/1992 Coll., on Consumer Protection. The presentation of a property must not contain misleading information or create a misleading impression of its actual condition.
- Act No. 39/2020 Coll., on Real Estate Brokerage. We provide our services with professional care and we are responsible for a truthful and comprehensible presentation of a property.
External contractors involved in preparing photos, videos, visualisations or marketing materials are aware of these rules.
7. Not sure about a photo or a visualisation?
Write to us at makler@jansrubar.cz. We will explain whether and how a particular photo was edited. A personal viewing of the property is always the decisive way to learn about its actual condition.
