A 3D virtual tour allows potential buyers to explore the property in detail, at their own pace and from anywhere. They can return to individual rooms as often as they like and gain a much better understanding of how the rooms connect, the layout and the actual dimensions of the space before deciding to attend an in-person viewing.
The 3D tour also includes a Measurements feature, which allows buyers to view the dimensions of individual rooms, such as their length, width or ceiling height. This gives them a much more precise understanding of the space and allows them to check in advance whether the layout and size of the property suit their needs.
I consider a 3D virtual tour an important part of the presentation of every property because it gives buyers significantly more information than photographs or a floor plan alone. It is also particularly useful for clients who are not based locally or who are abroad at the time of the sale.
My goal is for the complete presentation to be so detailed and true to reality that when a potential buyer calls me after viewing it and asks to arrange an in-person viewing, they are primarily coming to confirm that the property really does match what they have already seen in the photographs, video, floor plan and 3D tour.
This allows us to significantly reduce the number of so-called property tourists and bring mainly serious, well-informed buyers to personal viewings. The viewings are then more efficient for both the seller and the buyer.
That is also why it is important to me that the 3D tour is consistent with the rest of the presentation. If, for example, we have prepared real home staging, the buyer sees the same interior in the photographs, the video, the 3D tour and later during the in-person viewing.
