Even the best property presentation is not enough if it is not subsequently seen by enough people. Creating high-quality photographs, videos and other content is one part of the job. The second, equally important part is getting that content into the online world in the right way and in front of the largest possible number of potential buyers.
Marketing for all of my properties is handled by Martin Štěrba, whom I personally consider one of the best marketing specialists in the Czech Republic. He has extensive experience in performance online marketing, managing campaigns on social media, Google Ads and programmatic advertising. His work is strongly data-driven: he continuously monitors campaign performance and optimises campaigns so that the content we create reaches the largest possible number of relevant potential buyers.
All of the content we create when preparing a property, including professional photography, the video tour, short videos, reels and other formats, is then used by Martin in targeted advertising campaigns on social media. He continuously manages and optimises the campaigns so that the listing is shown primarily to people who are most likely to be genuinely interested in that particular property.
As a result, content for individual properties regularly reaches tens of thousands of views within the first 2 weeks after launch. But high numbers alone are not the objective. The main goal is to attract as many relevant potential buyers as possible and ultimately bring them to an in-person viewing.
Advertising on the largest property portals remains a standard part of every sale, but today property portals alone are not enough. Approximately 8 out of 10 properties I sell now find their buyer through correctly targeted promotion and advertising campaigns on social media.
The more serious buyers we can attract to a listing, the greater our chance of creating natural competition between them. That, in turn, gives us a significantly stronger position when negotiating the final price and the terms of the sale.
