What affects the timeline the most
By far the most: the price. A correctly priced flat has viewings in the very first week. Condition and layout, the season and whether the buyer pays cash or waits for a mortgage also play a role.
Why a wrong price slows the sale down
An overpriced property always follows the same story: first weeks without serious interest, then gradual discounts and finally a sale below what the right initial price could have brought.
