How does selling a property work, step by step?
A sale has six phases: pricing, preparing the property, professional presentation, listing with viewings, a reservation agreement with a vetted buyer, and finally the purchase agreement with escrow and land registry filing. For a flat in Prague, expect a few weeks to a signed reservation and roughly another month for the ownership transfer.

Pricing and strategy
Everything starts with the price. I work from properties actually sold nearby, not from asking prices on portals, which tend to be inflated. Together we then set the strategy: whether to enter the market with a price that creates competition between buyers, or with a fixed one.
Preparation and presentation
Buyers make up their mind within the first seconds of seeing a listing. That is why I prepare the property before the shoot: cleaning, depersonalising, small repairs and home staging. Professional photos, a video tour and a 3D virtual tour follow, so the listing stands out.
Listing and viewings
I advertise on property portals and at the same time run targeted social media campaigns, reaching people who are not actively searching. I organise viewings so they burden you as little as possible, and I discuss financing with applicants right at the start.
Reservation and legal service
With the chosen buyer we sign a reservation agreement and verify their financing. A lawyer drafts the purchase agreement and the purchase price goes into escrow, so it is protected at every stage of the transfer.
Land registry and handover
After signing we file the transfer with the land registry. By law it has a twenty-day protection period, so allow roughly a month for the ownership transfer. Finally the property is handed over with a protocol and utility transfers, both of which I arrange.
