What are a 3D tour and a video tour for when selling?
A 3D tour lets a buyer walk through the property remotely, anytime and at their own pace. A video tour shows the layout and atmosphere in a way photos cannot, and works great on social media. Both save time: physical viewings are then attended by people who already know the property and are seriously interested. Both are part of my standard presentation.

3D tour: the property open around the clock
A buyer walks through every room from a computer or phone, measures walls and returns as many times as they like. It is appreciated especially by buyers from abroad and investors deciding remotely, and by families who want to walk through the flat together before the viewing.
Video tour: reach photos do not have
Video shows how rooms connect, the light and the atmosphere, and above all it lives on social media. With a targeted campaign it reaches people who are not currently searching on portals, and the final buyer often comes from exactly this group.
The effect: fewer viewings, more interest
Someone who has been through the property in 3D and on video comes to the physical viewing with real interest. You are not opening the flat to sightseers, which genuinely speeds up the sale.
