I need to sell land. Who to turn to and what to prepare?

Turn to an agent with land experience; land sells differently from flats. The price depends mainly on usability: what the zoning plan allows, whether utilities are at the plot and whether access is legally secured. Easements need checking before the sale too. I have sold land in Prague and in several places across Central Bohemia.

What decides the price of land

  • Zoning: a building plot is worth a multiple of a garden or field, and "building" must be documented, not assumed.
  • Utilities: electricity, water, sewerage and gas at the boundary, or the cost of bringing them in.
  • Access: a legally secured way from a public road.
  • Shape, orientation, slope and protection zones.
  • Easements and liens in the land registry.

What documents to prepare

Title deeds, a current land registry extract and cadastral map, a zoning statement and any utility operators' statements. An existing building permit or project raises the value significantly: I sold a plot with a bungalow project and a building permit, and exactly that made it a ready product for a builder.

How a land sale works

The steps are the same as with a flat: pricing, presentation, advertising, reservation, escrow and the land registry. What differs is the audience and the pace. Buyers are builders, families planning construction and smaller developers; they decide longer and ask detailed questions the seller must be ready for.

My experience with land

I have sold building plots in Běštín near Beroun and in Starý Kolín with an area of over 8,600 sqm, a plot with a project and building permit in Družec near Kladno, and I am currently offering a building plot in Horní Počernice. So I know how selling a small building parcel differs from a large plot with subdivision potential.
